For decades Zanjice has been the most important picnic place for Herceg Novi, with its famous beach Miriste and then the little Church of Our Lady, and the beach around Arza.... For people that wants silence and beautiful sight Zanjice could be the right choice for their Montenegro real estate investment Zanjic is situated in the Miriste valley, deeply in the dry land of the Lustica peninsula, 3.8 miles away from Herceg Novi. The beach is covered with white pebbles. It is surrounded by old olive grove where you can find shade, drink wine or enjoy the specialities of Lustica. Nearby, there are the Blue Cave and the Isle of Mamula with an old Austrian fortress. It is one of the most attractive in the series of caves located on the Luštica Peninsula and is situated between the of Zlatna luka Cove and the Mokra gora Cape. It is 5.7 nautical miles away from Herceg Novi. It has two openings at 45 degrees angles; the height from the sea level to the top of the ceiling is 9 m, and the depth is 3-4 m. Its name comes from the unusual blue color during the sunny days, due to sun rays reflecting off of the surface of the sea. It is a must see as a part of one’s tour around the Bay of Kotor.

During the summer season, you can take private boats from Herceg Novi to Zanjic and Rose .  The beach is rocky, and the sea is deep with sandy and rocky bottom which is a true challenge for divers and underwater fishing lovers. This place used to be a quarantine for the seamen from all over the world. The sea water on a picnic-place Zanjice is of the best A category, and what contributes to that is the fact that it is open towards Adriatic Sea. Zanjice is one of the best locations on the coast of Montenegro and for sure one of the most attractive diving locations on the Mediterranean. The isle of Mamula, Arza cape, Valley of wolfes, Golden valley. Blue cave, Town of Poseidon, Veslo cape, Mackat cape, as well as two sank boats in the Valley of Zanjice , on the deepness of 5-50 meters, are the locations which give you high-quality divings. The terrains and deepness, accessibility and distance are making qualitative divings possible  to the beginners as well as experienced ones.

About construction

The construction of Sunny Hills Villas is already started, while the works are to be completed in October 2008. The Villas are located above the beach in Zanjice, about 60m far away from the sea.Except the exclusive location, these apartments have many other qualities. In the construction part, they are to be built respecting all high standards of building. The Villas will dispose with pools and common terraces/yards for rest and enjoying in the sun.
